Grand Bahama's Two-Speed Market: Why The Average Sale Doubled While The Median Fell

Two numbers came out of Grand Bahama's first quarter of 2026, and they point in opposite directions. The average sale price landed near $715,000, up roughly 40% year over year and more than double the prior quarter. The median transaction price fell close to 40% year over year, to about $147,500. Both are correct. Neither, on its own, describes the market a buyer is actually walking into.

One island. Two price curves. The cruise-port headlines only touch one of them.

The Q1 2026 Numbers That Do Not Agree

Grand Bahama posted 145 active listings, 46 pending sales, and 6 closed sales in the first quarter of 2026, down from 10 closings the quarter before. A market moving on six transactions is a market where a single trophy sale distorts the average and where a cluster of low-priced inland closings drags the median. Both happened at once.

The gap between $715,000 and $147,500 is not a rounding artifact. It is the shape of a market where the tail is stretching in both directions. Waterfront and turnkey inventory is being bid up in advance of announced infrastructure. Older inland stock and small parcels are clearing at prices that reflect construction cost, not location. A buyer reading the average alone will overpay for a Bahamia three-bedroom. A buyer reading the median alone will not understand why the Bell Channel listing they liked in January is gone.

What Is Pulling The Average Up

The Freeport development pipeline announced or advanced between February and May of 2026 is unusually concentrated, and the projects are named, not rumored.

Concord Wilshire's redevelopment of the Grand Lucayan resort is planned as a $700 million project anchored by a 550-room Hilton-branded hotel and a new casino, according to a client note from Bahamian law firm Dupuch & Turnquest reported by The Tribune on April 30, 2026. The same reporting describes MSC's cruise arm purchasing a 20-acre parcel at the resort, the former Reef Village site, to build the MSC Beach Club open to Bahamians, residents, and stopover visitors.

MSC's separate $450 million cruise terminal at Billy Cay in Freeport Harbour was announced by the Bahamian government in late April 2026, per CruiseMapper's Freeport port record. Carnival's Celebration Key destination, with a 2,200-foot pier described as one of the longest in the Caribbean, opened during the 2025/2026 season. Royal Caribbean is reportedly under contract to acquire the former Xanadu Beach Hotel property for about $40 million.

The Grand Bahama Shipyard is separately in the middle of a $665 million upgrade. The new Lucayan floating drydock, built by CSSC Qingdao Beihai Shipbuilding at 414 meters by 85 meters, was delivered to Freeport on February 6, 2026, and ranks among the world's largest by lifting capacity. Once operational, the shipyard is projected to contribute about $350 million annually in economic output and employ roughly 1,200 workers.

None of these projects, on their own, moves a single listing price. Together, they move the buyer psychology behind the ten to fifteen waterfront and marina homes that trade in a normal Grand Bahama quarter. That is enough to lift an average.

What Is Pulling The Median Down

Grand Bahama has an unusually large stock of subdivided inland lots, many of them dating to the original Freeport master plan, and a corresponding stock of older inland homes. Current listings show land parcels beginning around $4,500 and condominiums beginning around $30,000, per Pitt Property Group's Grand Bahama inventory. A market with that much low-priced optionality will always carry a soft median, especially in a quarter with only six closings.

The bidder for a $28,000 buildable lot in an inland subdivision and the bidder for a Bell Channel canal home are not the same person, and they are not comparing the same island. Grouping them into one median obscures both.

Construction cost is the second factor. Island renovation logistics, imported materials, and the current cost of labor mean that a soft-priced inland lot is not a soft-priced house. The premium for turnkey has widened because the cost of getting to turnkey has widened. That is the specific mechanism by which the two curves are separating.

What The Neighborhoods Actually Buy

The tiered picture inside Freeport and greater Grand Bahama, drawn from current listing inventory reported by Pitt Property Group, looks like this:

Community Typical range or benchmark
Island-wide median home ~$475,000
Bahamia (most active market) Average ~$747,000
Lucaya $399,000 to $4,495,000, median ~$1,290,000
Bell Channel marina homes Average ~$1,950,000
Fortune Bay estates Average ~$1,250,000, ranging to $5,400,000
West End beachfront estates $1,695,000 to $6,500,000
Bahama Reef and Bahama Terrace $100,000 to $530,000
Grand Bahama land parcels From ~$4,500
Grand Bahama condominiums From ~$30,000

Two things stand out. The Bell Channel and Fortune Bay tiers sit well above the island-wide median, which means the average is being carried by a narrow band of homes. And the Bahama Reef and Bahama Terrace tier sits well below it, which means the median is being anchored by an equally narrow band of homes moving at accessible price points. Almost nothing is transacting in the middle.

Transaction Friction Buyers Keep Discovering Late

Cross-border buyers who focus on the price often miss the closing math and the permit path. Both matter more in Grand Bahama than the portal filters suggest.

VAT applies at 10% for foreign buyers at closing, and it is calculated on the purchase price. Sales commission is paid by the seller, which is standard, but the VAT and legal fees are the buyer's line. Foreign buyers acquiring undeveloped land of two or more adjoining acres generally require a permit from the Investments Board, and a buildable lot that looks straightforward on a listing can require a longer runway once acreage and adjacency are counted.

Freeport's tax context is different from the rest of The Bahamas because of the Hawksbill Creek Agreement, which established the Port Area as a free trade zone with concessions for licensed operators. The practical read for a residential buyer is narrower than most marketing copy implies. Concessions attach to qualifying licensees and developments, not automatically to every homebuyer. A buyer who assumes the Hawksbill Creek framework wipes out their annual real property tax without checking the specific parcel's status is buying on an assumption, not a fact.

Purchases at or above $1,000,000 open eligibility to apply for Bahamas Permanent Residency consideration. Eligibility is not the same as approval. The application is a separate immigration track and should be scoped before the price threshold is used as a decision anchor.

How To Read A Grand Bahama Listing In This Window

Three filters do most of the work between now and the point at which the airport redevelopment and the first Freeport cruise resort come online.

First, separate turnkey from projects. A $600,000 Bahamia home that needs a new roof, storm shutters, and a mechanical refresh is not competing with a $600,000 turnkey Bahamia home. The premium the market is currently paying for finished houses built to modern storm codes is where most of the year-over-year average lift is sitting.

Second, separate waterfront from water-view. Direct boat access in Bell Channel and canal-front frontage in Fortune Bay are the two categories where the announced cruise and shipyard investments are most likely to compress days on market. Water-view without water access is a different demand pool.

Third, separate the land question from the house question. A buildable lot at $28,000 is a real number, and it is not a proxy for what it costs to put a house on it. The gap between land price and delivered-house price is where most first-time buyers of Grand Bahama property get their timeline wrong.

A Short FAQ

Does the Q1 2026 median mean prices are falling on Grand Bahama? No. It means the mix of what closed in Q1 skewed toward lower-priced inland and small-parcel transactions. Waterfront and turnkey benchmarks in Bell Channel, Fortune Bay, and Lucaya continued to firm.

Are the Freeport cruise and shipyard projects already priced into waterfront listings? Partially. The MSC Beach Club, the Concord Wilshire Hilton, the Xanadu transaction, and the new Lucayan drydock were all confirmed or advanced in the first half of 2026. Sellers of turnkey waterfront have adjusted expectations. Buyers still have room where a listing needs work or where the parcel sits outside the direct catchment of the announced projects.

Is Freeport tax-free for a foreign homeowner? Not automatically. The Hawksbill Creek Agreement creates concessions for qualifying licensees and developments in the Port Area. A residential owner's real property tax treatment depends on the specific property, its use, and its status. Verify parcel-by-parcel before treating any incentive as guaranteed.

Working The Two-Speed Market

The Grand Bahama story in 2026 is not a single price line. It is two curves separating around announced infrastructure, and the read on any given listing depends on which curve the property sits on. That is the market where a considered representation matters more than a portal search.
